100% Financing available with use of a Bridge Lender.
Hedge Fund rates are 90 Day LIBOR + 1.5% (= 4.15% at time of posting).
Note that the real risk is on the LIBOR rate more than the currency as this can move considerably (was 5% a couple of years ago and 9% in the 1990's)
Hedge Fund requires 10% Deposit but this can be supplied by a Bridge Lender who will charge 12% per annum for the money. If you do not have it then this is the way to go, if you do have the 10% then you have the choice. IT HAS FEES (Non of them payable to the OLC) $600 per borrower payable to the Hedge Fund Broker for Background checks - do not think you can scam these checks are very efficient. THIS IS YOUR RISK. If the Hedge fund does not want your deal this money will NOT be refunded as it will be spent on undertaking checks on the borrowers prior to any information submission to the Hedge Fund. The OLC does not have any control or involvement in this process. You need to sign various NCND, documents and will need to pay a fee of upto USD15,000 on acceptance of a Conditional Letter of Offer issued by the Hedge Fund. (Paid to the Hedge Fund)and refunded on closing (Called an Earnest Deposit) We have tombstones but they are not that informative. Looking for $20M+ no upper limit at this time. Hedge fund will also require a hard copy of the full application package and supporting documentation -which will be issued once the OLC 3% closing fee agreement is signed.
