I am considering a JV partnership and wanted to get some broker feedback on the potential for the 100% commercial finance product that will result from this JV. We are looking to provide collateral outside of the project to give surety to a potential investor (we already have our investment group, and have access to the collateral so please no offers) The overview would be something like this: No upfront fees, no due diligence costs (because we have collateralized this outside the project assets). No Interest payments The Investor wants 50% equity in the project (for 100% + Fee financing) and requires a minimum 20% ROI. The borrower would borrow the loan amount requested plus the 5% JV fee and the 10% collaterizing Fee. All consolidated. The loan is interest free and the principal payments are spread over 10 years (one tenth of the project loan plus the total 15% consolidated fees). The JV would take first lien over all project assets and look for personal guarantees from the principals using their private assets. (We do not want to make it easy to walk away from) If the project fell over we would look to fire sale all project assets and guaranteed assets then look to the external collateral income to pay off the balance of the debt (if any). Eithyer that or hand over the collateral to the investor. Main Points:
I am not looking for projects at this time, nor am I looking for investors so please no offers. I am truly trying to develop a 100% product that meets market requirements and this is as close as I can get, let me know if you feel it would be useful. 10-01-06 NZFinance: Mayer has been on this board for a considerable time now, I have not always seen eye to eye with him but I am not convinced he is a scammer either. Has anyone actually ever paid Meyer a Due Diligence fee directly?
There are a large number of scammers on this board and that is a fact, there are also a large number of people who profess to being professionals and who are not.
I would never accept a direct payment for Due Diligence fees, never will and never have. We only use the threat of upfront fees to keep the fools away, never have ever been paid one nor will I ever be paid one yet on this board I have been accused of scamming, defrauding and every other kind of low moral activity. I can only sympathise with Meyer.
I think it best to realise that people who will commit such crimes have no concern for the law, professionalism or the feelings of others. I ran a campaign called Clean Up Dodge but lets face it, it generated about as much support as a team without a trophy. This board appears to be mainly used to critique others, to spread gossip without fact and to promote the ideas of those whos only true purpose is self publication.
From time to time a reasonable topic appears but this is not one of them.
OK thats me for this month, I have real work to do and none of it with any opportunities for wealth published on this board.

07-16-06 NZFinance: I lost any respect for Meyer when he started to use our catch phrase "Real Loans for Real People with Real securities", the Offshore Loan Centre has a reputation for honesty and integrity and it was obvious he was trying to hitch a ride on our good name.
Shows a lack of originality and ethics, that coupled with the numerous posts on various web sites including diligizer makes me extremely uncomfortable. The best thing Meyer could do is to ask his clients who (if any) have actually got a positive outcome from a relationship with this guy to post. (and give their contact details).
I am reminded of the old adage - "No smoke without a fire"
