My name is Daniel Haynes from Haynes Financial Investments, llc or HFI, a newly established Hard Money lending company based out of Charleston, SC. I’m writing today because, we are looking for an experienced Company, group, broker, or associate individual that we can work directly with to provide our company with Customized “Lender Insurance” About HFI:
Hfi is an up and coming real estate equity based hard money funding company that will specialize in quick, short term, hard money funding against deeply discounted, equity secured real estate investment properties, both residential, and commercial. What we are looking for:
Hfi, is seeking an experienced and knowledgeable company, or individual that can assist, or consult with us in establishing, coordinating, and implementing my hard money funding business, by structuring a secure program which allows us to provide our lenders with cash backed security (insurance) against newly originated mortgage notes, this security can be in any type of form or format; for example (financial guaranty, Mortgage Bond, financial insurance, BG, Sblc, and any other type of cash backed security or format), this product will need to be structured based around our funding needs. Hfi, request is very unique compared to standard lender insurance, because it protects our lenders, and guarantees full repayment against their invested principle, and interest amount along with any standard foreclosure fees that may occur, along with the ability to insure both low to high grade borrowers, thus allowing our lenders the ability to provide more loans, at better rates generating more business for Hfi, and its lenders, and ultimately the security issuer. Hfi will analyses and approve each borrower based on their credit, experience, skills, and ability, but mainly the collateral that’s being funded, along with our confidence and comfort level to fund each loan. The security issuer will be backed by the collateral that’s being funded against (mainly real estate). The collateral that’s being funded will have an ample amount of equity within them, with a minimum of 40% or more secured equity within each transaction The type of funding structure/format that we will be offering our borrowers: Hfi would like to provide our borrowers with easy and secure hard money funding services; this can be done by setting up solid funding requirements and guideline structures. I have listed below is a simple initial funding layout/platform formula on the type of funding service that I would like to offer my borrowers/clients. 1 Credit/Fico – minimum 550
